Chapter 63: 0063 Be a person who knows gratitude to gain more friendships
"The total is... three million two hundred forty thousand!"
In Jogriman’s office, he looked at the statistics in his hand with some amazement and couldn’t help but utter an amazed tone.
When Lynch told him there were several million in collateral, Jogriman thought it was probably an exaggeration, which is quite common in the financial field.
Various installments, trade-offs, and discounts make people never confident about the numbers others say, but Lynch actually gave him a surprise.
He put down the statistics sheet, slightly adjusted his sitting posture, "It’s an astonishing number, but you should know, I can’t lend you according to the valuation, at most only fifty percent, no more!"
He ran his hand over the statistics sheet again, showing some regret on his face, "These are not premium resources; the bank’s risk is large, so..." He shrugged, looking back at Lynch.
Banks have their professional appraisers, and when they assessed these things, they found that there were no highly sought-after items that could be liquidated immediately, like precious metals such as gold or jewelry that are easily converted into cash.
Instead, it’s some... not so easily liquidated items, like daily necessities, some utensils, mostly houses and cars.
Sabin City is not a big city, not a state capital, nor the center of the Federation, so the property’s retention value here is not very secure, and most of the houses mortgaged in these agreements are ordinary community houses, not those of middle-class or Upper City communities.
Valuable properties in small cities generally refer to houses in middle-class communities and top elite society communities, which have the best locations, most beautiful views, and complete services.
Such houses can be easily sold, just a little below the market price, ten to fifteen percent, and they can be said to be instantly liquidated.
But houses in civilian communities are not like this; housing development in civilian and poor communities is a thankless task, with slow sales cycles easily dragging real estate dealers down.
Plus, some people like to mess around, those poor folks like to break in and live in unsold houses, often causing trouble.
In some states of the Federation, local laws have already stipulated that after living in someone else’s house for a certain number of years, one can naturally acquire the property’s ownership, which makes many more enthusiastic about finding unsold houses to live in, or vacant houses left by someone who moved.
The chaotic environment of civilian and poor neighborhoods, with all sorts of creepy street culture, are reasons restricting these house prices from rising. It’s not that they aren’t valuable, just that it’s hard to realize their actual value.
Cars as well, without luxury car brands, most are ordinary car brands, and some with years. Some appraisers even think there might be abandoned stolen cars.
The liquidation road for these things is full of twists and turns; if they really get stuck, it’s hard to say if they can even break even.
If Lynch truly wants to use these things to exchange for some money, even if it’s just this one transaction, Jogriman would be more cautious, to the point of refusing business with Lynch. He’d rather have no deal than take on risks.
But he already understands Lynch’s idea; the money given to Lynch would be used to turn into Gaitenau Financial Company, achieving continuous rotation.
At that time, more similar agreements would be mortgaged to the bank, eventually rolling out a shocking number, so he doesn’t mind such a business.
Jogriman thought for a moment, "I’ll give you one million six hundred thousand at most!" He felt this price was quite safe, and Lynch had no reason to object; with one million six hundred thousand, he could earn a hundred sixty thousand service fee and approximately one to two times the expected profit.
Just this deal would bring Lynch no less than two hundred fifty thousand in income, faster than exchanging coins, without paying even a penny in bank interest.
This part of the interest is paid by Gaitenau Company, in the form of them commissioning Dyson Asset Management Company to fully manage these assets and pay a "management fee."
In other words, Dyson Asset Management Company completely cuts the relationship between Gaitenau Financial Company and Golden Exchange Bank throughout the process, which is the basis for their cooperation.
Lynch didn’t push for more shares and readily agreed, increasing Jogriman’s favor towards him. His face was also covered with smiles, "Do you want a check, promissory note, bill of exchange, or account transfer?"
So far, the checks from the six major banks of the Federation are limited in amount, unable to issue million-level cash checks, even transfer checks; checks are too easily counterfeited, and due to some technical reasons, hard to realize.
Jogriman actually meant a small amount of cash check, but it was clear Lynch had different ideas.
"I want cash!" At his words, Jogriman froze, not because the bank couldn’t come up with the cash, but that withdrawing a large amount of cash requires a series of procedures, a bit troublesome, and might even need two people from the Police Station to cooperate.
Looking at Jogriman’s expression, Lynch slightly furrowed his brow, then immediately relaxed, appearing unconcerned as he asked, "Isn’t it possible?"
Jogriman thought for a moment and finally nodded, "It’s not impossible, just very troublesome; there are many processes inside, I need to draft documents and send them to branch and headquarters, plus some other legal procedures, at least four to five days."
"I can wait!" Facing these difficulties, Lynch didn’t flinch at all; they stared at each other for two or three seconds before Jogriman nodded, indicating he would complete the transaction as soon as possible.
Lynch stood up appropriately, "Well then..."
Jogriman also stood up, stepped across the desk, and extended his hand, "Pleasure collaboration!"
After sending off Lynch, Jogriman smiled and shook his head; he knew why Lynch wanted cash and why his attitude was so firm.
A proof for over a million in cash would be enough for Lynch and his people to mix in more cash. Simply put, the bank issued a proof that Lynch took one million six hundred thousand in cash from the bank, and in subsequent work, as long as the cash taken out at one time doesn’t exceed one million six hundred thousand, it can be said to be legal, as long as he’s smart enough.
In other words, Lynch could mix more, one million, two million, or even more money into this proof, thoroughly clean it, truly a clever person!
Signing this deal and a series of subsequent collaborations, Jogriman’s mood was high, and in the evening, three subordinates invited him out to celebrate; they probably got a considerable commission from this deal, having reason to indulge a bit.
This is the daily life of working with money, making money, making big money, and then fully indulging, constantly cycling.
Jogriman declined their invitation; as the manager of the credit department, he wasn’t quite suitable to appear with them at this time, needing to avoid it.
Driving back home, parking the car, he instinctively looked at the mailbox while passing through the yard. Someone like him receives mails from all over the country daily, some from peers, some self-recommendations from major foundations, and others, various financial institution subscriptions or free financial services.
After dinner with his wife and kids, watching TV for a while, he returned alone to the study to deal with these mails.
To his surprise, the first letter actually had no postmark, nothing on the envelope, no sender, no recipient, even not a word.
He was a bit puzzled, using a letter opener to cut open the letter. The room’s light at night is never as sufficient as during the day; his enlarged pupils quickly contracted upon seeing the contents of the envelope.
A check, a thirty-thousand check, the check still emanating the scent of ink!
Although there’s nothing on the envelope, he knew where the check was from.
