Chapter 68: Chapter 66 Buying a House
The villa was nestled in a river bend, with rivers close by on both sides.
Willow trees lined the riverbank, accompanied by railings and open-air benches for resting.
The river was over a dozen meters wide, and about twenty to thirty meters in front of the villa, there was a five- to six-meter-wide landscape bridge connecting to the opposite bank.
On the opposite side was a three- to four-acre riverside park, surrounded by water on all sides, featuring pavilions, outdoor fitness equipment, and cobblestone paths.
So, Chen Feng was immediately taken with this villa; the environment around it was just too good.
Inside, the villa, although only two stories, was not small in size. Altogether, it spanned 220 square meters, including a ground floor garage.
The interior already came with a luxurious renovation. It seemed very new, less than two years old according to the introduction, with furniture and appliances included, and even two sets of brand new, unused bedding and comforters, truly ready to move in immediately.
After viewing both floors, Chen Feng was very satisfied.
"The renovation seems pretty good, why the sudden decision to sell?"
Chen Feng voiced his question. There couldn’t be any ominous history with the property; otherwise, no matter how much he liked it, he definitely couldn’t buy it.
Xiao Ya explained, "This villa was originally a wedding house, but the newlywed couple divorced not long after their marriage and didn’t want to live here anymore, so they put it up for sale. The husband’s family is very wealthy, his father owns a listed company. So, they don’t like to haggle over the price. The asking price is set at 5.6 million and is non-negotiable. If you pay in one lump sum, there might be a slight discount, but not much."
"Has the newlywed couple divorced yet?" Chen Feng asked with some curiosity.
Xiao Ya shook her head, slightly surprised, "I’m not sure about that."
Chen Feng said, "Then, there’s a strong likelihood that they are divorced. This implies the house’s feng shui may not be good, at least not for marriage. I plan to live here with my girlfriend, which makes this a bit problematic for me."
Upon hearing Chen Feng’s words, Xiao Ya, despite some doubts about his financial capability, still made an effort to argue, "This villa has an excellent location, as you’ve seen for yourself, right in the river bend, which in terms of feng shui is known as ’jade belt around the waist’, and it’s very auspicious. Besides, they are also throwing in the luxurious renovation and furniture and appliances, all of which are less than two years old, very new.
Additionally, the original homeowner spent millions on the renovation; just one toilet costs over three hundred thousand, four toilets amount to more than a million, and the bathtubs are all imported, all very high quality. So, although the price of 5.6 million is slightly higher than the current market price, it’s not unreasonably high."
"The renovation and such don’t matter much to me, and I may not even like the style they chose. Maybe in the future, I might have to dismantle and renovate everything from scratch." Chen Feng’s words were, of course, untrue, as one of the reasons he liked this house was exactly because the renovation was indeed very nice.
"So... So you are not interested?" Xiao Ya asked, somewhat disappointed.
"It’s not that I’m not interested. Even though it seems there might be some issues with the villa, I still like it quite a bit. The problem is the price."
Chen Feng was sharing all this with her because he wanted to drive the price down.
Even though he now had tens of millions, if the house was going to cost more than ten million at the seller’s asking price, not trying for a discount would be too unfair to himself.
As for the seller not caring about the money and not willing to negotiate, well, that’s something you hear and then ignore. If you really believe it, that would be foolish.
After all, there’s no loss in making an offer.
Xiao Ya said with difficulty, "But they said there’s no room for negotiation. There were others interested in this villa before, but they wanted to haggle and the owners simply refused to sell."
"They really won’t negotiate? How many people have tried to haggle before?" Chen Feng asked.
"I’ve brought five or six people to see it before, and three of them were interested, but once they wanted to negotiate the price, the owners just refused to sell."
"Did any of those three mention paying in one lump sum?"
"No, they did not."
"Well, there you go. Tell the homeowners that I’m willing to pay in one lump sum, but I do expect a reasonable discount. After all, the house’s feng shui might have some issues; otherwise, why would they move out, right?"
Seeing that Chen Feng was genuinely interested in buying, Xiao Ya couldn’t help feeling a bit of hope and nervousness, and she quickly asked, "What would be your ideal price then?"
"Let me calculate." Chen Feng took out his phone to use the calculator and, after figuring it out, said, "At 5.6 million per square meter, this house would cost 12.32 million. So, if you can negotiate it down to 10 million for me, I’ll give you an extra 100,000 as a red envelope."
"This..." Xiao Ya was momentarily tempted--while many real estate agents made a lot of money, there were even more who didn’t. Just like her, a newcomer to the industry, barely a year into the job. Working hard all month, the salary totaled just a few thousand yuan.
The promise of a 100,000 yuan red envelope was very enticing to her.
"I’ll give you 10,000 now, as a deposit," Chen Feng said decisively.
Xiao Ya hesitated for just a moment, then shook her head, "No need, I can contact them first and have a chat."
"Alright. Call them now then."
"Alright, please wait."
Xiao Ya immediately took out her phone and walked to the balcony to make the call.
Chen Feng didn’t follow her, nor did he intend to eavesdrop; it wasn’t necessary.
After about fifteen minutes, Xiao Ya came back, her face alight with excitement, "Mr. Chen, the other party wants to meet you first to talk things over. He’ll be right over. If you truly can pay the whole amount in cash, he might agree."
Chen Feng nodded, "Okay, let’s wait for him then. Are we doing this here or at your company?"
